On a sunny morning Simon might start his day in his garden, taking calls, updating his web pages and Rightmove, instructing solicitors, placing newspaper ads, fielding enquiry from Mayfair Office and mailing out instructions from his broadband enabled laptop.

On the move – in his heavily logoed eco car, which replaced the Merc and 4x4 - he keeps in constant contact with clients and keeping sales on the boil, in between putting properties on the market and arranging accompanied viewings.

Bigger agents are planning to go online with central call offices dedicated to cross selling conveyancing, mortgages, utility switches etc..

Simon's business model retains a very personal one to one personal, professional and friendly service from start to finish but does not include a central call centre dedicated to persuading clients to swop conveyancing / mortgage / phone / gas providers etc..

Designed at the peak of the boom to expand the business into other areas by bringing in local partners, the software and systems lend themselves to maintaining the old established business in the face of current reduced turnover.

Even given an eventual return to boom conditions, Simon says it is unlikely that he will return to the old High Street showroom based agency model.

In the past, buyers would drive into town, pay to park, then walk to the agent’s office in the hopes that they hadn’t run out of details or photographs. Today they get on the phone or go online and get the details from the agent’s web site where they can see floor plans, professional photography, and even take virtual tours.
